What Is A 433a Certification And Do I Need One To Buy A Mobile Home?

If you are purchasing a mobile home in California, most lenders require that the mobile home be strapped to the existing foundation, creating what is called a permanent foundation.

Once this has been done, an engineer certifies that it has been done correctly and then issues a 433a certification. The certification is then recorded with the county where the mobile or manufactured home resides.

Fees to have this done vary, but currently are in the $3,000-$4,000 range, in the Coachella Valley.

Just so you know, ahead of time, the majority of mobile homes in our Palm Springs, desert area 55+ communities were built in the 1970s and ’80s and do not have permanent foundations or 433a certifications.
