While mobile and manufactured home prices are on the rise in Palm Springs, you’ll be pleased to know that there are still a few deals out there.
A little over a year ago, my buyer, James, closed on this 1,400 square foot, 2 bedroom, 2 bathroom mobile home, in the 55+ community of El Dorado Palms Estates, Palm Springs, with a selling price of $72,000 (pictured above). The home needed some TLC, for sure, but the majority of mobile homes in El Dorado Palms Estates sell for well above $100,000, so James took advantage of a real bargain. He practically gutted it, remodeled it and turned it into a showplace, probably doubling his investment almost over night.
James’ new home has a small back yard, beautiful mountain views, and is in a great location, just a block from the tennis courts and pool. Adding to the savings and affordability, you own the land in this senior park and homeowner association fees are currently only $200 a month. A real bargain when the average HOAs in the city are around $400 a month.
As I write this, I am in escrow on another mobile home fixer in El Dorado Palms Estates, due to close this week. The buyer, John, is paying $100K and like James, his is also a bit of a fixer, but he doesn’t mind a little sweat equity.
