The term “433 Certified” means a mobile/manufactured home has been attached or strapped to its foundation and certified by a 433 Certification professional. Most mobile/manufactured homes can be 433 Certified (the cost ranges from about $3,000-$10,000). Many newer manufactured homes, built since 2000, are already 433 Certified.
Why would a mobile/manufactured home need to be 433 certified? Most lenders will not make a loan on a mobile/manufactured home unless it is 433 certified. So, if you need to get a loan, you will more than likely need to buy a mobile/manufactured home that is already 433 certified or you will need to pay to have it 433 certified.
So, how long does it take to get a mobile home 433 Certified?
In general, the county takes 2-3 weeks to approve the plans, 1 or 2 days for a Civil Engineer to do the work, at least 1 week for the county to inspect and sign off and 1 day to record the 433a document.
